What’s New for Holiday Rental Licenses in the Comunidad Valenciana?
1. Renewal of Licenses
Starting from August 8, 2024, all new holiday rental licenses must be renewed every five years. This renewal requires both:
- Municipal permission (urban compatibility).
- Approval from the Owners’ Association (only for properties with an Owners’ Association).
Exemption for Existing Licenses
- Licenses granted after 08/08/2024 will have a duration of 5 years. Before the end of that period, they must be renewed.
- Licenses granted before 08/08/2024 must be renewed before 08/08/2029.
Name Changes
In the case of a change of owner, it is mandatory to apply for a new license.
2. Stricter Enforcement & AI Monitoring
To better tackle illegal rentals, the government is deploying artificial intelligence (AI). This results in:
- Tighter controls on unregistered holiday rentals.
- Active enforcement by municipal authorities.
3. Termination of the Tourist License
A holiday rental license can be revoked in various situations:
- For incorrect registration, for example, if the license is still in the name of the previous owner.
- If no annual holiday rental declaration has been submitted within two months of obtaining the license.
- When there has been no holiday rental activity for one year.
- If the license is not renewed on time.
